Check in & out

It’s all self check in from 3pm with check out by 10am and we will send out check in instructions at 1pm on the day of your arrival.

We are often fully booked, so early check-in most of the time, is not possible.

However, please do contact us as we will always try to accommodate this you can email us on contact@stallionpm.co.uk or call us on 01202 287351.

Guest arriving early often use the time to either have lunch in one of the restaurants nearby before they arrive, or have a stroll in our area.

Have a look round the house and through the cupboards to familiarise yourself with the contents of the property. The property should be spotless with clean bedding and clean towels on the beds.

If you find anything not to your satisfaction please inform us within the first 24-hours of arriving at the property and we'll be happy to make it right.

Check out is 10am.

Please return the keys to the lockbox when you leave. If you could ensure all windows are closed and the door is locked that would be great, and if the heating is on please do turn this down to conserve energy.

How to get to Peartrees

Peartrees is located in the sunny town of Bournemouth. The property address is 106 Shelley Road East, Bournemouth BH7 6HB.

United Taxis runs around the clock across Bournemouth, Poole and Christchurch - prompt, friendly and reliable, whether you're coming from Pokesdown station, Bournemouth station or the airport. Call 01202 556677 or book online, and give the driver our address: 106 Shelley Road East, Bournemouth BH7 6HB.

Trains from London Waterloo, Southampton and along the coast stop at Pokesdown, just a 15 minute walk from the front door.

Alternatively, the fast train runs to Bournemouth where you can pick up a taxi to Peartrees directly outside the station.

Introducing the hot tub

We’re delighted to offer a hot tub to help you relax and enjoy your stay at Peartrees. It’s a special feature that not everyone has at home, and we want you to make the most of it.

To ensure everyone stays safe and the hot tub stays in great condition, please take a few moments to read the simple guidance below. It covers how to use the hot tub safely, how to operate it, and the dos and don’ts all guests must follow.

Your safety and comfort are really important to us. Please follow these guidelines at all times:

Never leave children or non-swimmers in the hot tub unattended.
No diving, jumping or splashing.
Please do not use glassware near the hot tub – use the metal or plastic glasses provided.
Avoid using the hot tub after drinking alcohol – stay hydrated with water.
If you feel unwell, dizzy or overheated, exit the hot tub immediately.

The controls are simple – just two buttons are needed:

JETS – press once to start a 20-minute cycle.
LIGHTS – press to turn the mood lighting on or off.

Please do not press any other buttons.

The temperature is pre-set and automatically maintained for comfort. Changing other settings may affect how the tub works.

If anything isn’t working properly, let us know straight away.

To help keep the hot tub clean and enjoyable for everyone:

Shower before use to remove sunscreen, lotions or sand.
Use only between 9am and 10pm to respect neighbours.
Open the lid by folding the right half onto the left, then lift the left side.
Use the steps provided for getting in and out safely.
When finished, close the lid in reverse order.
Make sure the thermal flaps sit on the outside edge of the tub to keep the heat in.
The control panel is on the left side, near the bamboo planter.
If you're enjoying a drink, please use the metal glasses from the kitchen cupboard by the sink.

Entertainment & fun

From friendly games on the 7ft pool table to beanbag movie nights in the cinema room and Xbox sessions on the big screen, entertainment at Peartrees is all under one roof. Here's how to get the most out of it all during your stay.

When you enter the property, there is no way you can miss our fantastic Pool Table as it takes pride of place in the open plan lounge.

The table is a 7ft Supreme Winner. Regarded as one of the best-selling models of all time and a veteran tournament table. This model has been used in UK and World 8 ball pool championships for years.

We have installed a hard top to the table to protect it while not in use. These are quite heavy so we recommend two people to lift off the top which splits into two. The easiest place to store this is in the Kitchen on the right-hand wall so it is out of the way whilst you play.

The balls are stored at the foot rail end of the table. Then the cues, triangle and brush can be found hanging on the back of the door – then the chalk can be found on the shelves opposite.

To start a game, just lift the racking cloth onto the table, place the triangle on the cloth and place the balls in the triangle – then centre the black on the marker. If you are new to the game you can read the how to play it here.

POOL TABLE RULES

Please do not place drinks on or near the table to limit any chance of spillages on the cloth.
To keep the cloth in good condition, please use the brush down provided to remove any chalk from the cloth.
When not in use, please place the hard top cover back onto the table to avoid the risks of damages to the cloth.

Peartree’s is lucky enough to have a basement room, which we’ve converted into the ultimate cinema experience room.

Accessed from the kitchen, we have a child gate in place to stop dogs and young children making their way down on their own, we advise strongly to keep this gate always closed.

PLEASE NOTE THE STEPS DOWN ARE STEEP.

For safety, please hold onto the handrails both going down and coming up from the room. The steps have been fitted with rubber matting as well to prevent slipping on the stairs.

Once in the room, you'll find sofas and bean bags to sit on – so make yourself comfy and get ready to enjoy a good film.

TV & SOUND BAR

The TV is a 70 inch LG Smart TV with a stunning 4K Ultra HD picture, full of colour and depth. All the main apps are already installed, including Netflix, NOW, Disney+, Amazon Prime Video and more, so you can simply log in with your own account details and start watching.

Please make sure you log out of any of your accounts before you leave.

Accompanying the TV is a LG SN4 Sound Bar to add great sound for your cinematic experience which takes your TV enjoyment to the next level. The smaller control is for the sound bar and larger control for the TV itself.

In the Cinema Room you will also find an XBox One gaming station for kids and adults alike to have fun with. There are two controllers that sit on a rechargeable unit to allow for two player games. The console is not connected to an online account but does have an array of CD games you can use.

If you do have an Xbox online account - feel free to login to use your profile. We do recommend though you ensure to log yourself out once you leave the property.

Rooms around the home

We are genuinely in love with the kitchen diner at Peartrees. It's open-plan, beautifully equipped and designed to be the perfect space for cooking, socialising and making memories together.

Here’s what you’ll find in the room:

A large American-style fridge freezer with loads of space for your food and drinks.
A dishwasher – so no one has to argue about washing up.
A gas range cooker with two ovens and a grill – ideal for group meals.
A full range of appliances, including a filter coffee machine.
Glassware, metalware and dinnerware for up to 8 guests.
Two large empty cupboards on the left for storing your own food.
Bio-based plastic utensils and knives for sustainable cooking.
Fairtrade tea, coffee, sugar and filter coffee to enjoy during your stay.
Eco-friendly, refillable cleaning and dishwasher products – please leave the bottles for the next guests.
Separate bins for general waste, mixed recycling and food waste.

It may not be the most glamorous room in the house, but the utility room earns its keep. This is home to the Hoover washing machine and an energy efficient tumble dryer, along with the microwave and air fryer - handy for quick lunches and crispy chips without firing up the main oven.

You'll also find basic cleaning equipment in here should you need it, plus the mixed recycling bins - see our recycling and waste guide for which bin takes what.

And one worth knowing before you need it: the fire extinguisher and first aid kit both live in this room.

Our spacious lounge and adjoining pool room are designed for relaxed, sociable family time – perfect for games, movies and cosy evenings in.

The main lounge comfortably seats seven, but feel free to bring in chairs from the pool room or bean bags from the basement to suit your group. On colder nights, the log burner adds a lovely touch – we provide coffee logs and kindling for you to use.

A 43-inch Smart TV gives you access to all the main terrestrial channels, plus you’re welcome to log in to your own Netflix or Disney+ accounts for film nights.

In the pool room, you’ll find our top-of-the-range 7ft Supreme Winner pool table – great for a bit of friendly competition.

And for younger guests, we’ve created a kids’ corner filled with eco-friendly toys, handpicked to keep little ones entertained.

Peartrees offers three bathrooms to make your stay as comfortable and convenient as possible.

On the ground floor, you’ll find a full bathroom with a shower, toilet and sink – ideal for guests staying downstairs or for quick refreshes after the beach or hot tub.

Upstairs, there are two further bathrooms. The main family bathroom features a bath with an overhead shower. The water pressure is strong, so we recommend setting the temperature before switching from bath to shower mode.

The master bedroom has its own ensuite, complete with a separate bath and walk-in shower. For a relaxing touch, we’ve added ambient blue lighting – perfect for a long, tranquil soak.

All toiletries are refillable and chosen with sustainability in mind. If you love them, you can buy your own directly from Miniml and take a little of the Peartrees eco ethos home with you.

Where you will sleep

In the house we have four lovely bedrooms for you to sleep in. We have spent time finding the most ethical bedroom products. All beds either have an aloe vera sprung mattress or mattresses made from ocean plastic, bamboo toppers for extra comfort, pillows with inners made from recycled plastics covered with a bamboo protector and throws made from recycled cotton.

All rooms have blackout curtains to help give you the best night's sleep in the most comfortable eco-friendly beds - so we hope you enjoy this time to catch up on your zzzz’s.

Sustainability

As you have probably gathered by now, Peartrees is trying to be just a little bit different to your standard Airbnb home. We will admit it is impossible to live plastic free entirely, but here is an outline to some sustainable concepts we have employed across the house you might be interested in knowing more about.

For us, this is one of the best concepts to look out for when purchasing new stuff. Circular products are made from recycled materials and when they come to the end of their life, the brand will take them back and recycle them again into something new.

Championed by the
Ellen MacArthur Foundation, making products circular is essential to conserving the use of our limited resources we have left on the planet. This concept is starting to be adopted well in the fashion and home furnishings sectors.

Our cushions across all the home are made from recycled materials and can be recycled again at end of life.

Bio-based plastics can help to reduce the dependency on limited fossil resources, which are expected to become significantly more expensive in the coming decades – well in fact we are already seeing this now! Bio-based plastics are made from renewable sources, predominantly annual crops, such as corn and sugar beet, or perennial cultures, such as cassava and sugar cane.

Bio-Based plastics have two key benefits, the materials used to make them actually help remove carbon from the atmosphere as they grow. And secondly, at the end of their life they biodegrade quickly and make compostable products that can be reused again.

Keep your eyes peeled as more and more products will be made from this type of plastic and are well worth purchasing. We love the Phillips Eco kitchen small appliance range and Viners organic range in the Peartrees kitchen.

When thinking about materials that are more sustainable, it is simple to look to nature to find these. Wood, Bamboo, Coconut, Straw, and Hemp are all great examples of this. A bit like Bio-Based plastics, as they grow they help to remove carbon from the atmosphere and at end of life, they biodegrade quickly or can be recycled and reused again in other products.

But we must strike a real balance between growing these crops and biodiversity as nature needs balance to survive. Just look at the impact Palm Oil has had in Southeast Asia. So yes, it is much better to buy products made with sustainable materials but these have to be ethically farmed as well.

Alongside all the products we have purchased that fit the list above so far, we have also focused on buying items that are made from infinitely recyclable materials, our top favourites include glass and metals. These two can both be melted down, remoulded, and still come out as high-quality as ever, time and time again.

The key here though is disposing them at your local tip, where they have areas for different types of materials. Local tips do a very good job at trying to recycle as much as possible.

Then lastly, whilst here at Peartrees we do dislike plastic entirely, a simple toothbrush can take over 1000 years to decompose. It does have a long shelf life and if you have already got a plastic item that is still more than usable, it is way better to keep hold of it and use it than it is to get rid of it because it is plastic.

Note the plastic plant in the Pool room is over 15 years old!

Additionally, when recycled properly plastic can be reused to make more plastic things.

Recycling and waste

What and where to put your rubbish during your stay, Plus information on the all important Bin Collection days.

In the Kitchen you will find three bins. Two reside underneath the kitchen island and the food bin lives on top by the dishwasher.

Food waste

All food waste that you do not eat during your stay can be placed in the food bin. Once full there is a small brown bin on the driveway where you can place the compostable bags.

General waste

We have allocated both the pull out bins in the cupboard under the kitchen island for general waste. The bags we use are made from recycled plastic and are compostable, so they are not that strong. So, if you need to empty this during your stay, we recommend carrying the bin outside with the bag and placing it into the smaller black bin on the driveway.

In the utility room you will find an array of bins for your mixed recycling.

Mixed recycling in Bournemouth includes the following:

Glass bottles and jars
Tins and beer cans
Paper and cardboard
Hard plastic containers & food containers (with the single use plastic removed)

The Council collect rubbish on a TUESDAY from Peartrees. All bins on the driveway are marked whether they are general of mixed recycling (see lids)

Food waste
The large brown bin is collected every week. Food waste is collected on the same day as your rubbish and recycling but is picked up by a different vehicle to your usual bin lorry.

To ensure the rubbish is collected, move the bins to the front of the driveway by the lamp post.

Please note in seasonal periods to check the website as the day might differ due to bank holidays.

House rules

We have a few rules that you must abide by to ensure Peartrees is respected and loved during your stay. Failure to adhere to the rules may result in deductions from the deposit.

It is absolutely essential that only guests that have been registered on the booking may stay in the property overnight.

Please only smoke in the garden and place your cigarette butts in the ashtray provided.

We welcome furry friends but ask you keep them on the ground floor and do not take them upstairs or downstairs to the Cinema room.

We would be grateful if you notify us with immediate effect of any breakages and spills so we can rectify this for your stay and future guests.

Housed in the Utility Room you will find two fire extinguishers and a fire blanket. In the event of a serious fire, Call 999 and leave the house immediately.

Drinks on or near the Pool Table equals potential spills. So please do not place drinks on or near the table to avoid the chance of spillages.

Noise and neighbours

You're on holiday and we want you to enjoy yourselves - but Peartrees sits in a quiet neighbourhood, and keeping our neighbours happy keeps the house welcoming guests.

Please respect our neighbours to avoid any issues, and keep any noise to a minimum after 10pm and inside the house.

This does mean the hot tub should only be used during 9am to 10pm daily.

We use a Minut noise monitor, a small sensor that measures sound levels only. It never records or listens to anything you say.

Minut sensors measure volume, nothing more. Unlike Alexa and other voice devices, they have no microphone recording - they can't hear your conversations, only how loud the house is. Your privacy stays completely yours.

There are two sensors: one in the kitchen and one outside by the hot tub. The neighbours are very close by, which is why we ask that the hot tub is only used between 9am and 10pm - there's more on this in the hot tub guide, and more about the sensors on the Minut site.

If the volume goes above what's reasonable for the time of day, the system simply sends a friendly nudge to the lead guest and lets us know. Nothing dramatic - just a quiet heads-up to turn things down a notch so everyone sleeps well.

In an emergency

With any luck you'll never need this information - but if an emergency does come up, here are all the local contacts and numbers you need, in one place, when speed matters.

Bournemouth Hospital provide health care for the residents and visitors of Bournemouth, Christchurch, East Dorset and part of the New Forest. They offer the closest A&E department to Peartrees.

We really enjoyed the Stay

Everything as described and a very responsive host. Loved the Hot Tub and Pool Table. Great set of bedrooms too and everyone really enjoyed themselves . Conveniently located to Bournmouth which made it worth paying the price overall.

One of the first AirBnBs I’ve been to where they’ve made an effort to be eco-friendly too! Loved every second of it!

The house is beautiful, Nikki was very communicative and responsive. Instructions were clear and there were lovely booklets provided with further information which were great. The amenities were great, clean, we felt right at home. Everything was as described.
